Manhattan Beach is a very unique and wonderful place to live. For LA people who want to be very close to the beach, it has everything! - proximity to LA and LAX, great weather, finally great restaurants and night life, to the ”Best ” schools, great parks and kids programs to fine homes and quality living!!
Growing up on the Westside I thought I would never change my residence or locale, but after my wife convinced me to be open minded I was hooked. Seeing how I am on the Westside almost every day I truly love coming home to Manhattan Beach. I feel that I am on vacation when I get here especially on the weekends.
From its incredibly wide uncrowded beaches, to its surfing (what I like), to its relaxed environment and ease of walking, what more could you want. You may say culture; yes LA is really not far away, whether it be Santa Monica going up the coast or Downtown (in 20 -25 minutes without traffic-via the 110).
Manhattan Beach is a city located in southwestern Los Angeles County, California, USA. The population was 33,852 at the 2000 census. The city is on the Pacific Ocean coast, to the south of El Segundo, and to the north of Hermosa Beach. Manhattan Beach is the home of volleyball and surfing. During the winter the waves can reach to about 9 to 12 feet. To the east are the cities of Hawthorne and Redondo Beach. It is one of the three Beach Cities in the South Bay. The city is very upscale beach town within commuting distance of Los Angeles, making it one of the most expensive coastal towns in which to live in America, according to the most recent Fortune Magazine rankings. The town regularly smashes Los Angeles County real estate sales records, with the median price of a single family dwelling with an ocean view approaching 2.1 million dollars.
Sand Section
The Sand Section occupies the northwest section of the city, which realtors call Area 42. The Sand Section includes several separate neighborhoods.
El Porto Neighborhood
The El Porto Neighborhood occupies the northwest corner of the Sand Section. In December, 2007, the city changed the name of the section to Manhattan Beach North.
This unique neighborhood is located in the northernmost corner of the city, south of El Segundo, north of 36th Street, east of the beach, and west of El Segundo.
This neighborhood and its adjoining beach is notable for its excellent surfing, and the homes are generally very small, traditional beach cottages.
Strand Neighborhood
In Manhattan Beach, the “strand” is the name given to the walkway which runs along the beach and adjacent to the beach-front houses, which are identified by an address on the Strand. The Strand neighborhood includes both the homes which are directly adjacent to the Strand as well as those homes which are inland within three streets of the Strand.
This neighborhood is located south of Rosecrans Avenue, north of Longfellow Avenue (the border with Hermosa Beach), east of the beach, and west of Highland Avenue.
The Strand historically was built with walk streets perpendicular to the beach, with small beach cottages on small sand lots. In the last generation, however, many wealthy residents moved to the Strand, combined two or even three small lots, and built large mansions, which now populate the Strand. As a result, the average price of houses in this neighborhood are the most expensive in the city.
Dunes Neighborhood
The Dunes neighborhood includes that part of the Sand Section which is inland from the Strand neighborhood and refers to the area east of the high sand dunes.
This neighborhood is located south of Rosecrans Avenue, north of Longfellow Avenue (the border with Hermosa Beach), east of Highland Avenue, and, west of Bell Avenue, Grandview Avenue, and Valley Drive.
Like the homes in the Strand neighborhood, those in the Dunes neighborhood were built originally as small beach cottages on small sand lots. While some cottages remain, many others have been replaced with newer, larger homes.
Tree Section
The Tree Section occupies the northern section of the city, inland from the Sand Section.
This section is located south of Rosecrans Avenue, north of Manhattan Beach Boulevard, east Bell and Grandview Avenues, and west of Sepulveda Boulevard.
Most of the Tree Section is situated in a hollow and is sheltered by high sand dunes. As a result, it does not receive the regular onshore ocean breeze, so the temperatures are often significantly warmer and drier than the Strand and Sand Sections. The section is well-known for its diverse trees, for which its streets are named.
American Martyrs Neighborhood
The American Martyrs neighborhood consists of the small neighborhood in the southern Tree Section.
This neighborhood is located south of Valley Drive, north of Manhattan Beach Boulevard, east of Valley Drive, and west of Pacific Avenue.
This is the neighborhood that surrounds American Martyrs Catholic Church and School. It occupies higher ground than the Tree Section, so it overlooks the ocean. Homes in the neighborhood are generally large, and the streets are tree-lined.
Pacific Neighborhood
The Pacific neighborhood consists of the small neighborhood around Pacific Elementary School in the Tree Section, just east of the American Martyrs neighborhood.
This neighborhood is located south of Marine Avenue, north of Manhattan Beach Boulevard, east of Pacific Avenue, and west of Sepulveda Boulevard.
This is the neighborhood that surrounds Pacific School. Like the American Martyrs neighborhood which adjoins it, the Pacific neighborhood is higher than the Tree Section. Most homes in the neighborhood are generally smaller cottages, and the streets are tree-lined.
Gas Lamp Neighborhood
The Gas Lamp neighborhood refers to the neighborhood in which traditional gas street lamps have been restored.
The neighborhood is located south of Rosecrans Avenue, north of Manhattan Beach Boulevard, along the walk streets between Ocean Avenue and Highland Avenue.
Homes in the gas lamp section are generally traditional beach cottages.
Hill Section
The Hill Section occupies the southern section of the city, inland from the Strand.
This neighborhood is located south of Manhattan Beach Boulevard, north of the border with Hermosa Beach, east of Valley Drive, and west of Sepulveda Boulevard.
Most of the Hill Section is situated on high ground, which overlooks the ocean, and it features large mansions built on large lots. As a result, the average price of houses in this neighborhood is only slightly less than those in the Strand Section.
Village Section
The Village Section is also known as Manhattan Village and occupies the northern, central section of the city. This is the only gated community in the city.
This section is located south of Manhattan Village Park and the Mariott Executive Golf Course, north of Marine Avenue, east of the Manhattan Beach Mall, and west of Redondo Avenue.
The Village Section consists of many detached single family homes and townhomes, many of which abut the park and executive golf course, with their many trees and lakes.
Heights Section
The Heights Section is also known as Manhattan Heights and occupies the middle, eastern section of the city.
This neighborhood is located south of Manhattan Beach Boulevard, north of 2nd Street, east of Sepulveda Boulevard, and west of Redondo Avenue.
The average homes in this neighborhood are smaller and older than those in other areas of the city.
Meadows Neighborhood
The Meadows Section is also known as Middle School Section and occupies the section of the city directly south of the Village.
This neighborhood is located south of Marine Avenue, north of Manhattan Beach Boulevard, east of Sepulveda Boulevard, and west of Redondo Avenue.
The homes in this neighborhood are like those in the adjacent Heights Section.
Liberty Village Neighborhood
The Liberty Village neighborhood includes the area northeast of Polliwog Park in the central-eastern section of the city.
This neighborhood is located south of Marine Avenue, north of Manhattan Beach Boulevard, east of Redondo Avenue, and west of Aviation Boulvard.
Most of the homes in this neighborhood were built in the aftermath of World War II for employees of major, local defense contractors, including Hughes, Lockheed and Northrop. The neighborhood retains its traditional, small-town character.
East Section
The East Section includes the largest section of the city.
Hollows Neighborhood
The Hollows neighborhood occupies the southern section of the city, south of the Heights and north of the Mira Costa sections.
This neighborhood is located south of 2nd Street, north of Gates Avenue, east of Sepulveda Boulevard, and west of Redondo Avenue.
Like the Tree Section, this neighborhood is located in a hollow. Many of the streets curve and wind through the hollow, and smaller homes are often surrounded by large mansions.
Mira Costa Neighborhood
The Mira Costa Section includes the neighborhood surrounding Mira Costa High School, in the south-eastern section of the city.
This neighborhood is located south of Gates Avenue, north of Artesia Boulevard, east of Sepulveda Boulevard, and west of Redondo Avenue.
This neighborhood includes many families with children, with large yards and wide streets.
East Manhattan Beach Neighborhood
Theh East Manhattan Beach neighborhood includes the area south of Liberty Village in the East Section.
This neighborhood is located south of Manhattan Beach Boulevard, north of Artesia Boulevard, east of Redondo Avenue, and west of Aviation Boulevard.
This neighborhood has a small-town character, with older homes on smaller lots.
